Most owners notice the problem first in winter. You step into the garage and feel a draft along the floor, or you spot daylight under the door when it’s closed. Sometimes it’s water after snowmelt, or mice that weren’t getting in last year. The rubber or vinyl seal has hardened, cracked, or pulled away from the retainer, and the door is no longer making contact with the floor the way Clopay designed it to.

Which Clopay Models This Applies To

Clopay uses two main weather seal systems across their residential lines, and getting the match wrong means the seal either won’t seat in the retainer or won’t compress properly against your specific floor grade.

The thermoplastic elastomer (TPE) bulb seal is standard on most Clopay Gallery, Classic, and Coachman series doors manufactured after 2012. It slides into an aluminum or PVC retainer at the bottom of the bottom section. The bulb profile varies by door thickness: 1-3/8″ doors take a narrower bulb than 2″ insulated doors. The part number is stamped on the retainer edge if you look at the bottom of the door from inside the garage with the door closed.

The rubber flap seal appears on older Clopay models and some Avante and Modern Steel configurations. This one screws or clips directly to the bottom of the section without a retainer channel.

We carry both profiles on the truck, plus the retainer itself when corrosion has gotten into the aluminum. For Clopay specifically, we prefer OEM-compatible TPE from Action Industries over generic bulk seal. The durometer and cold-weather flexibility hold up better through Aurora’s freeze-thaw cycles, and the fit in Clopay’s retainer channel is exact. Generic seal often requires wrestling it in, which stresses the bulb and shortens life.

Signs Your Clopay Weather Seal Replacement Is Failing

• Visible daylight under the door when closed. The seal has lost compression set and no longer fills the gap between door and floor. On Clopay doors with the bulb seal, this usually means the bulb has flattened permanently or the retainer has sagged at the center of the door width.
• Water or snowmelt pooling at the interior edge after weather. The seal’s job is to shed water to the exterior. Once the bulb cracks or the flap tears, capillary action pulls moisture underneath. In Aurora’s clay-heavy soils, that water can wick into the bottom section and delaminate the steel facing from the core.
• Draft or temperature drop in the garage. A failed seal breaks the thermal envelope. On insulated Clopay doors, you’re paying for an R-value that leaks out the bottom. We see this most in Stapleton-adjacent homes with conditioned garages used as workshops or gym space.
• Rodent or insect entry. Mice need roughly 1/4 inch. A hardened, shrunken seal opens gaps at the ends or center. The Quincy Reservoir corridor has heavier field mouse pressure than central Aurora, and we replace seals there more often in October and November.
• Seal physically hanging or detached. The TPE bulb can pull out of the retainer if the barbed locking edge degrades, or the screw flange on older rubber seals can tear through. Either way, the seal drags when the door moves and eventually catches on the track hardware.

DIY or Call Us?

Weather seal replacement is low-risk compared to spring or cable work. There’s no stored tension to release. An owner with a ladder, gloves, and patience can remove the old seal and thread in the new one on a warm day.

Where DIY goes wrong: ordering the wrong bulb profile (Clopay’s retainer channel is not universal), fighting the seal in cold weather when TPE is stiff, and not noticing that the retainer itself is bent or the bottom section is water-damaged. We’ve also seen homeowners strip the retainer screws or kink the new seal forcing it.
